Maria Lopez Plaza, is located in the Bronx, New York and consists of 2 buildings, containing 216 units. The property was acquired by Omni New York, LLC in December, 2008 and underwent $6 million in rehabilitation. The acquisition and rehabilitation of the property was financed with a loan through the issuance of tax exempt bonds and a secondary loan from the New York City Housing Development Corporation. Low Income Housing Tax Credits were provided by the New York City Department of Housing, Preservation and Development. The New York State Energy Research and Development Authority provided a grant for implementing energy efficient measures.
The rehabilitation was finalized in October of 2009 and included: renovation of the lobby areas, new elevators and the replacement and upgrading of building mechanics, new roof, brick pointing, improved common areas, new doors, renovation of the community facility and parking lot, landscaping, the repair and upgrade of boilers, in-unit capital improvements, such as the installation of new floors, new windows; and the replacement of kitchen cabinets, appliances, countertops and fixtures; the replacement of bathroom vanities, sinks, faucets, bath tubs and tiles. In addition, the security systems at the property will be completely overhauled. This will include the installation of DVR surveillance cameras.
