Longwood Residences is a 9 building, 361 unit family property located in the Longwood neighborhood of the Bronx. Omni New York LLC acquired the property in June 2013 with financing provided by the New York City Housing Development Corporation (“HDC”) and the New York City Department of Housing Preservation and Development (“HPD”). HDC provided financing through the issuance of tax-exempt bonds and HPD provided low-income housing tax credits.
Over $15.9 million dollars was spent on the building renovation that was completed in late 2014. The building scope of work included repair/replacement of boilers, renovated roofs, new energy efficient windows, vestibule and lobby modernization, new energy efficient light fixtures, brick pointing, facade repairs and new laundry rooms. In-unit improvements included new energy saving light fixtures, Energy Star appliances, painting, new flooring, and new bathroom upgrades including low-flow toilets, vanities, medicine cabinets, tubs and faucets. The security system at the property was also completely overhauled with the installation of over 300 DVR surveillance cameras and a keyless access control system for building entry. Energy upgrades were completed as a part of the Enterprise Green Communities program and funding was provided by the New York State Energy Research and Development Authority ("NYSERDA").
