Harborview Towers is located in New Bedford, Massachusetts. The property consists of 144 units of affordable housing in two elevator buildings. Omni America LLC acquired the property in November, 2010. Massachusetts Housing Finance Agency, Massachusetts Department of Housing and Community Development and the City of New Bedford provided financing through the issuance of Low Income Housing Tax Credits, Tax Exempt Bonds, and secondary financing.
Approximately $5.3 million dollars of building renovation was performed and completed in December, 2011. The scope of work included upgrading the lobby areas and elevators in the common areas. Renovation within the apartments included installing new kitchen cabinets, energy star appliances, light fixtures, painting, new flooring, smoke and carbon monoxide detectors, and new bathrooms including bath enclosures, medicine cabinets, low flow toilets and faucets. Exterior improvements included balcony repairs, windows replacement, new roofing and insulation, and repaving of ramps and walkways. Mechanical work included new high efficient hot water heaters and a remote boiler control and monitoring system. Eight units were fully converted to be ADA accessible, and a DVR security system with 220 cameras was installed throughout the complex.
Additionally, to ensure long-term affordability, Harborview Towers entered into a new 20 year HAP contract with United States Department of Housing and Urban Development.
