Florence Apartments is located in the Roslindale section of Boston, Massachusetts. The property consists of 138 units of affordable housing in three story garden apartments. Omni America LLC acquired the property December 31, 2008 with financing provided by Massachusetts Housing Finance Agency and Department of Housing and Community Development through the issuance of Low Income Housing Tax Credits, Tax Exempt Bond, and secondary financing.
Approximately $4.8 million dollars of building renovation was performed and completed in 2009, with a strong focus on improving the energy efficiency of the complex. Modular condensing boilers were installed along with high tech remote access energy monitoring system. Within the apartment units, compact florescent light fixtures replaced old incandescent light bulbs, energy star appliances, low flow toilets and faucets were installed. To tighten up the building envelop, low-e argon gas filled windows and new roofing were installed and facade repair was performed. Additional renovation within the apartments include painting, new flooring, new kitchen cabinets, smoke and carbon monoxide detectors, new bathrooms including bath enclosures, vanities, and medicine cabinets. System improvements include a fire alarm upgrade and a DVR security system consist of 75 cameras throughout the complex. Exterior improvements include balcony repairs and repaving of parking lot and walkways. The laundry room was upgraded and a new management office was created on site for the convenience of the tenants.
Additionally, to ensure long-term affordability, Florence Apartments entered into a new 20 year HAP contract with United States Department of Housing and Urban Development.
