Admiral William F. Halsey Senior Village, located in Poughkeepsie, NY, is the first Mitchell Lama New York State Housing Finance Agency preservation project to remain in the Mitchell Lama program. It is a 118-unit, 13-story building for Senior Citizens aged 62 and older. It was funded by New York State Housing Finance Agency tax-exempt bonds and subsidized financing and credit enhanced by Citibank, N.A. Alliant Capital, Ltd. provided tax credit equity.
The building was acquired on September 19, 2007 and underwent $3.3 million in much needed renovations which commenced in August of 2008. The renovations included: energy saving lighting in apartments and common areas including new LED exit signs, roof replacement, boiler upgrade to energy efficient model that has an energy management control system, brick pointing, low-e argon-filled windows, which allow visible light, but block UV and IR light, elevator modernization, including new controllers, motors, and cabs, and modernization of the indoor common spaces, including the community room and upgrading of the outdoor common space. Individual apartment upgrades include energy-star refrigerators, new kitchen cabinets, low-flow toilets, water-saving showerheads, and new bathroom vanities and medicine cabinets.
